Terms & Conditions

We would be grateful if you take a moment to read the terms and conditions so your stay with us is as comfortable as possible.

CANCELLATION: A booking once accepted is a legal commitment, in the event of a cancellation outside of 14 days before the stay we will retain the non refundable deposit. Once the booking has entered the full payment period of 14 days prior to the stay we will retain the full payment.  We will of course attempt to re-let the room and in the event we can do this we will refund the booking less any commission and credit card fees occurred.  We strongly recommend you take out travel insurance which can be purchased very cheaply and we will happily provide any evidence of booking required. Bookings are non transferrable without our consent. 

NON-AVAILABILITY: We would only ever cancel your booking if your accommodation was unavailable for reasons beyond our control.  We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would issue a full refund.  Our liability would not extend beyond this refund

PETS: Although we have a dog ourselves, we do not accept pets

CHILDREN: All our rooms are doubles so we don’t have the facilities for family rooms.  We would consider accepting a child/2 children in Room 2 if the appropriate adult is staying in Room 3 as these are connected rooms but the children must be over the age of 8 years old. We do not accept children/babies in addition in our rooms as we are not insured to do so.

ARRIVAL/DEPARTURE: As we have other commitments we ask for all check ins to be made between 4.00 – 8.00pm.  It is helpful if you can give us an idea of arrival time.  Departure time is 10.30am so the room can be prepared for the next guests.

SMOKING: Smoking and vaping is not permitted anywhere inside the house.  In the event of smoking in the house we will levy a deep cleaning charge equivalent to one nights stay. We provide ashtrays outside the rooms, please dispose of any waste appropriately

KEYS: Please keep your keys safe and secure, in the event of a key being lost, and we need to change the locks a £50 charge will be levied.

FOOD IN ROOMS: It is not permitted to consume takeaway food in our rooms, guests found breaking this policy will be liable to a deep cleaning charge equivalent to one nights stay

NOISE: We are a family home so for everyones comfort, we respectively request that you do not play music or the tv on a loud volume particularly after 10.00pm

ELECTRICALS AND LIGHTS: To help conserve power and our environment please turn off all lights and electricals when leaving the room

BEDROOM AND CLEANING: We will make up your bed, replenish your tea tray and refresh your bathroom on a daily basis. Bedding is fully changed and new towels are provided after 4 days of your stay but we may do it more frequently if required.   If you require fresh towels please leave them on the floor in the bathroom.

BREAKAGES: All damage or breakages must be paid for and a charge will be made to put right or replace.

PRIVATE AREAS: As this bed & breakfast is also our family home please respect our privacy and refrain from entering the private areas of the house.

LIABILITY: We do not accept liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be a negligent act by ourselves or our employees or contractors whilst acting in the course of employment
